The maintenance mechanic journeyman expectations require the incumbent to perform a wide variety of duties such as:
Carpenter 40%
a. Constructs, alters, maintains, and repairs buildings, structures, partitions, panels, shelving, work benches, furniture, acoustical ceiling systems, metal-framed walls, ceilings, and soffits, gypsum wallboard, handrails, wall protection, and corner guards.
b. Installs, replaces, and repairs flooring surfaces to include but not be limited to vinyl composite tile, vinyl plank, carpet, and sheet goods.
c. Hangs items on walls using anchors, installs blocking and bracing as required.
d. Assembles equipment following manufacturer's instructions.
Plumber 25%
a. Performs comprehensive maintenance and repair, including preventive maintenance, installation and modification on a wide variety of piping and plumbing systems and equipment which include: medical air, gas, and vacuum systems, potable hot water in excess of 120 degrees and potable cold water, process water, drain, waste, vent, storm and sanitary sewer, and related tanks, fittings, valves, traps, mixing and pressure regulating apparatus, etc. for these systems. Performs layout, assembly, and repair of complex plumbing systems and equipment including tapping lines, placing hangers, braces, and supports for proper pitch, slope, and elevation, and connecting and testing risers, reducers, standard plumbing fixtures and fittings, and other utilization equipment, etc. in proper combination.
b. Installs, modifies, and repairs new and existing utility, supply, and disposal systems and equipment such as sewage, water, oil, and gas distribution systems, and water closets, tubs, fire sprinkler systems, and showers. Repairs, installs, and modifies domestic hot water generating equipment, mixing valves, circulating pumps, and anti-scald devices.
Electric Worker 35%
a. Performs visual examinations and operational tests to determine the need for and performance of repair, maintenance, and construction work in the electrical trade at the worker level of difficulty.
b. Work assignments are highly variable in nature due to the demand and may include but not be limited to: demolition, installation, and repair of electrical systems. Common examples include pulling wire; installation and repair of outlets, relays, and switches; installation and maintenance of lighting fixtures; and testing circuits for completeness.
c. Works from building plans, blueprints, and sketches to plan and lay out the routing, placement, and proper operation of systems and equipment.
d. Brings tools, equipment, and materials appropriate to work assignments to and from work areas and shop and storage areas. Keeps shop, work areas and equipment clean, secure, and orderly. Observes safe practices and safely and properly removes and disposes of waste, debris, and excess materials.
e. Responsible for completion of job and equipment maintenance records completely and accurately. Assembles lists of materials and supplies needed for assigned work and drafts purchase requests. Assesses needs and writes clear work descriptions. Accurately accounts for time and materials used.
f. Performs other related duties as assigned and may be required to become familiar with some of the basic functions in the absence of other personnel, to the extent of the employee's competence and ability.
