About the position:
This position will be assigned to the Maintenance Department at University Inn Lodging on Maxwell/Gunter AFB, Alabama.
This position is a Regular Part-Time. You are guaranteed 20 hours, however you could work up to 35 hours per week. As a RPT employee, you are eligible to earn annual leave, sick leave and benefits, to include Health/Dental, Life Insurance, Federal Long-Term Care Insurance, Employer Matching 401K and NAF Retirement.

Works under the direction of the Maintenance Worker Supervisor, who provides instructions either orally or in writing and is available for advice and guidance. Work is evaluated on ability to carry out supervisor's instructions concerning work sequence, procedures, methods, and deadlines.
Work Leader: Provides day-to-day advice and guidance to employees for work assignments, relays instructions from the supervisor for work assignments gets work started and sets work pace; demonstrates work methods and provides work-related guidance; ensures that the work-site materials and tools are available; and ensures that employees follow security, safety, and housekeeping guidelines.
Cuts keys from master file using key machine. Controls keys, key storage, and distribution for 10 Lodging facilities. Maintains troubleshoots, and repairs computerized equipment associated with keyless entry systems. Determines if repair is minor or major and requires commercial repair. Hangs pictures and other wall ornaments. Repairs replaces blinds, draperies, curtains rods, and rod holders. Assembles furniture and equipment as required. Removes old paint by sanding and scraping. Paints doors, wall cabinets, room dividers, etc. Removes items from clogged drains.
Replaces washers in faucets. Replaces and/or repairs tabletops, table legs, broken furniture, door locks, sliding door channels, bed frames, and bed springs. Operates up to a 2 ½ ton NAF or government vehicle when picking up supplies. Performs operator maintenance. maintains vehicle log and cleans vehicle. Loads and unloads furniture, equipment, and supplies. Re-glues wallpaper floor tiles, carpeting, cove base, replaces broken ceiling tile, occasionally builds shelves, bed slats, and boards. Given oral instructions, makes measurements, cuts wood, and assembles. Changes fuses or wall plugs/light covers as necessary.
Performs minor repairs and maintenance on small appliances. Adjusts and performs necessary maintenance and repairs on other property such as television sets and microwaves. Inspects inoperative TV sets and remote controls, replacing modules, batteries, reprogramming channels and other minor maintenance. Inspects and replaces minor microwave parts. Determines if repair is beyond minor and requires off-base commercial repair. Checks TV's and microwaves for quality of repairs before accepting return.
Ensures a sufficient stock of backup TV's, removes, microwaves, and batteries to permit timely replacement on-site or in rooms. Inspects inoperative vacuum cleaners, replaces brushes, wheels, belts, motor, etc. as necessary. Makes efficient use of materials, and takes proper care of facilities, furnishing, supplies, and equipment, to include but not limited to preventative maintenance (i.e. changing light bulbs. painting. and other assigned duties that will benefit the life of the lodging facilities inside and out and their immediate surroundings. Ensures grounds remain attractive and professional through the season. Performs other duties as assigned.
Working Conditions: Work is performed inside and outside. May be exposed to temperature extremes, dust grease, paint, vapors, electrical shock, and injury from falling off ladders and other supports, cuts, burns and bruises. Must be able to obtain Government driver's license.
